Brain Trust would like to present a project for four houses to be built using the innovative CFS (cold formed steel) technology and located in the picturesque village of Lozen.
The house will have a build-up area of 87 sq.m. and a total built-up area of 174 sq.m. It consists of two floors, distributed as follows:
- First floor: large open space combining living room, dining room and seating area, kitchen, spacious veranda, closet, service and sanitary rooms;
- second floor: three bedrooms, each with its own bathroom, one with a dressing room.
Construction technology allows the project to be completed within 3 to 6 months. Because steel has the highest durability-to-weight ratio, it is used in many types of construction, both for low-rise buildings and for the skyscrapers typical of the Western world. The steel does not rot, does not bend, does not crack and is not affected by the heat and humidity of the air. Because of that all the walls and corners of the house retain their proper shape without being cracked or influenced by external factors. Steel also has a higher level of flexibility than materials used in conventional construction, which makes buildings more resilient to earthquakes and wind.
The project will be implemented on a plot of 1310 square meters, which is located in the villa zone "Saint Miter" of the village of Lozen in Sofia. The location allows residents to be close to nature and clean air, as well as to the city. Only 15 minutes away by car is the Inter Expo Center metro station, where there is also a buffer car park of the Urban Mobility Center.
The company that prepared the project is certified by the German Institute for Passive Construction and, at the client's request, for a surcharge, the house can be issued as passive, which means that energy consumption for heating and cooling is minimized. The air conditioning of the house is planned to be provided with a heat pump, which is subject to changes according to the wishes of the future owners. There is also an option to put photovoltaics on the roof of the house, which will further reduce energy costs.
The project envisages that there will be two parking spaces next to the house itself, as well as two more in the parking lot at the end of the yard.
